Once we discuss your timeline for moving and learn more about your home and any updates, I will provide my recommendations from a buyer agent prospective of things I would be looking at if I were bringing in a buyer to tour your home. This helps us set up a punch list of items to make it show ready.
When you are listing your home, its competing for attention with several others, so we want it to look picture perfect to draw as many potential buyers as possible. That might mean touching up paint, decluttering, staging, neutralizing some spaces and cleaning up. In a busy world, I've got folks that can tackle the to-dos so you don't have to.
In an ever-changing housing market, pricing is key! If your home looks great and is fairly priced, the more buyers it will attract. We still have multiple offers in the market based on condition, location and price of the home.
I will keep you informed weekly of market conditions, key data, showings feedback, etc. so that we can make any adjustments quickly to stay on top of your timeline and the market.
I have a plan
Depending on your timeline, we have an array of ways to market your property... Whether it is introduced as a Private Exclusive to give you time for final touches or Coming Soon on MLS to give it visibility prior to allowing tours. I use professional photography, create brochures, build ads for social media, including promotional videos on Facebook and Instagram. Inclusion in email blasts to other agents and team newsletters and of course, your listing will appear on popular home search sites like Zillow and Realtor.com. With your permission, we can also host and promote Open Houses.
Do's & Don'ts
Suggestions may be decluttering, staging, fresh paint, sprucing up landscaping, etc. Our JOB is to sell your house and to bring you as many buyers as possible. To do that, we want your home to draw good attention. We show a lot of houses in a year and see first hand how a well prepared home sells way faster than one that is not prepared.
How does your home compare to what you see in the market? Are you keeping your home show ready? Not all buyers can look past dirty counters, pet odors or clutter. Your real estate agent is on your team and should be willing to help you get your home ready to go from "For Sale" to "Sold" quickly.
Just because the house down the street sold for $100k over asking a few months ago, doesn't mean yours will. Demand fluctuates and with that, so does price. Make sure you are review current information so that you don't price your home in such a way that it sits on the market longer than it should. Reviewing feedback from showings will help you make timely adjustments.
Buyers can be picky and will find something they will want to change. That's okay! We want to showcase the many things there are to love about your house.
This is a big decision as this is one of your largest assets. Check reviews, ask questions, and what does your gut tell you about your connection with this person? You will be communicating with your agent regularly during the process, so make sure it's someone you feel confident will do everything it takes to get your home sold.
